Preparing your home for a showing is crucial to making a positive and memorable impression on potential buyers. By focusing on a few key steps before each showing, you can highlight your home's best features and create an inviting atmosphere that leads to a successful sale. Here's a quick checklist to ensure your home is ready to shine.


1. Clean & Declutter

  • Do a quick but thorough cleaning—vacuum floors, wipe down surfaces, and make beds.
  • Clear off countertops, tables, and bathroom vanities to create a tidy, spacious look.
  • Hide personal items like family photos, mail, and toiletries.


2. Set the Right Atmosphere

  • Open blinds and curtains to let in natural light.
  • Turn on all lights to make the home feel warm and inviting.
  • Keep the temperature comfortable (cool in summer, warm in winter).
  • Play soft background music for a pleasant ambiance.


3. Take Care of Odors

  • Avoid strong-smelling foods before the showing.
  • Light a lightly scented candle, use an air freshener, or bake cookies for a welcoming aroma.
  • Empty trash cans and remove pet odors.


4. Secure Valuables & Personal Items

  • Store away jewelry, important documents, and personal items.
  • Remove medications and anything confidential.


5. Highlight Key Features

  • Stage rooms to showcase their best use (set the dining table, arrange throw pillows neatly, etc.).
  • Point out recent upgrades or unique features with small notes if needed.


6. Take Pets Out (If Possible)

  • If you have pets, take them for a walk or arrange for them to be out of the house.
  • If that’s not possible, keep them in a designated area and inform the agent.


7. Step Out Before Buyers Arrive

  • Buyers need to feel comfortable exploring and discussing the home openly.
  • Leave at least 10-15 minutes before the scheduled showing.
